Further to a report published by ELECTRA REAL ESTATE LTD. ("The Company") report dated February 23, 2009, the Company hereby gives notice of the closing, on June 22, 2009, of the transaction with Amot Investments Ltd. (hereinafter: "Amot") for the sale of the Company's rights in the following properties:

1. 49% of the shares of Ziviel Investments Ltd. which holds rights in a property on Habarzel Street, Ramat HaHayal, Tel Aviv.
2. 50% of the shares of Ronny Do Investments Ltd., which holds rights in a property on Maskit Street, Herzliya Pituach.
3. The Company's rights in owners' loans and capital notes provided to the said companies.

Hereinafter, jointly: the “Sold Rights" The total Sold Rights in the properties cover approx. 21,000 m2, the majority of which is offices and approx. 530 parking spaces.
The total pre-tax gross cash flow to be generated by the Company, for the sale of the Sold Rights above, after deduction of loans and other liabilities, is NIS 63 M.
The Company is not expected to register a capital gain from the sale of the Sold Rights beyond the gains recorded in its financial statements for previous periods.
